What price can I expect to pay?
No property is exactly the same and our fees will reflect the particular requirements of your sale or purchase. For example, dealing with a listed building may, because of the added complexities, cost more than dealing with a new freehold property. Due to this, we cannot give you a firm estimate of the cost until we have details of your intended transaction. Our fees for conveyancing, however, start from £285 plus VAT.
Gorvins Residential is led by Lorraine Lockie, a Partner and Solicitor of 25 years’ standing, assisted by three Partners who each have more than 20 years’ experience managing property transactions.
All work is carried out by Case Managers (all of whom are law graduates) under the supervision of the partners.
We are a Conveyancing Quality Scheme (CQS) accredited firm, and everyone in the team works to the CQS standard.
These prices are based on the average property price we typically deal with and are correct at 1st December 2020. Additional fees may be incurred in non-standard transactions (see Additional “Non-standard” Legal Fees.), and unexpected complications may result in higher fees.

Disbursements
In addition to our legal fees, disbursements will usually be incurred as part of the conveyancing process. Disbursements are fees paid to cover the cost of services or documents provided by third parties, such as Land Registry and Local Authority searches, identity and bankruptcy checks, and obtaining title deeds and other documents from the Land Registry.
Usual disbursements for each type of transaction are:
Purchase Freehold (property value between £100,001 to £200,000)
Disbursement costs can range from around £200 to £250.
These may include: Land Registration fee (no VAT) which varies depending on property price; Land Registry searches (inc. VAT); bankruptcy search (inc. VAT); and electronic identity verification (inc. VAT).
Additional costs for Local Authority, environmental and drainage searches can vary from around £190 to £330. Where VAT is payable on elements of these costs, the VAT is included in the charges.
Purchase Leasehold (property value between £100,001 to £200,000)
Disbursement costs: from around £200 to £250.

None of the costs detailed above include Stamp Duty Land Tax (SDLT), Land Transaction Tax (LTT) for Welsh properties, or Land Registry fees for first registration.

This is difficult to estimate based on a wide range of factors that can arise which are often out of our control. These can include complications in the legal title, a long chain of sellers and buyers or late arrangement of a mortgage. We do, in normal circumstances, aim to work to a timescale between 6-12 weeks for a sale or purchase and 2-4 weeks for a re-mortgage. However, due to delays and backlogs with lenders, values and local authorities, as a consequence of COVID-19 and the SDLT holiday, these estimates are likely to be extended by several weeks.
