What is re-mortgaging?

Re-mortgaging involves taking out a new mortgage on a property without moving home. There is a range of different options to choose e.g. repayment, endowment, pension and interest only.

There are a number of reasons why you might be considering re-mortgaging your property:

  • Repayments may be cheaper
  • Consolidate your debts
  • Home equity release
  • Transfer of equity
  • The initial introductory period on your mortgage has ended.

What you need to consider
when re-mortgaging

It is important to ensure re-mortgaging is cost-effective for your personal situation, for example, if the value of your outstanding mortgage is small, it is quite likely that the costs of re-mortgaging will cancel out any potential savings on offer.

When you sign up for a new mortgage deal, you may be locked into it for a certain period of time; usually around one to five years. It is therefore important to check and discuss with a financial advisor or mortgage expert your specific situation.

Testimonials

Through a very stressful process buying a first home, Gorvins were confident and collected. Able to deliver what they promised and kept me updated through the stages. I was glad to have No Stress experience with our conveyancer in amongst the chaos of the rest of it.

Used as recommended by my mortgage advisor for a remortgage.  My case was dealt with by Natasha Sands and she made it complete smoothly and to my satisfaction.  Communication was great and all my questions answered promptly.  Will not hesitate to use again next time.

Fantastic service and for a fair price, special thanks to Joseph Hirst who dealt with my account from start to finish and was always on hand to deal with any queries I had, always got back to me in good time and made the whole process as stress free as possible.

Go with Gorvins, if you want peace of mind!

I recently instructed Gorvins to act on my behalf in the purchase of 5 apartments in Liverpool. I am happy to report that I was more than pleased with their performance. The services provided by the person in charge of the file at Gorvins was most professional, reliable and efficient. In fact she went out of her way to help in aspects which was not her responsibility and as a result the deal went through smoothly.

Why do I need a solicitor to remortgage my property?

When you remortgage, your new lender needs legal assurance that their loan is secured against a valid property title. As your solicitors, we act for both you and your new lender. Our role is to verify your identity, check the property’s title at the Land Registry, manage the transfer of funds from the new lender, pay off your old mortgage, and officially register the new mortgage charge against your property. This legal due diligence is a non-negotiable requirement for all mortgage lenders.

What does the legal process for a remortgage involve?

We make the process as straightforward as possible. Once you instruct us, our dedicated remortgaging solicitors will:

  1. Open your file, carry out identity checks, and request the title information for your property from HM Land Registry.
  2. Request a redemption statement from your current mortgage lender to find out the exact amount needed to repay your existing mortgage.
  3. Review the legal conditions of your new mortgage offer and report to you on the terms.
  4. Arrange for you to sign the new mortgage deed and finalise a completion date that works for you.
  5. Request the funds from your new lender, pay off your old mortgage, and send any surplus funds to you.
  6. Handle post-completion formalities, including registering the new mortgage at HM Land Registry.

How long does a remortgage usually take to complete?

A standard remortgage typically takes between 4 to 8 weeks to complete from the point we receive your mortgage offer. The exact timeframe can depend on how quickly we receive documents from your new and old lenders. Our team at Gorvins Residential will work proactively with all parties to ensure your remortgage proceeds without unnecessary delays.

What information will you need from me to start the process?

To get things moving quickly, we will typically need three key things from you:

  1. Proof of your identity (e.g., passport or driving licence and a recent utility bill).
  2. A copy of your new mortgage offer.
  3. The account number for your existing mortgage.
