If your buy-to-let purchase means you will own more than one property, you will usually pay the higher rates of Stamp Duty Land Tax, currently an additional 5% on top of the standard rates in England. On a £200,000 buy-to-let purchase, this adds £10,000 to your SDLT bill, so it needs to be budgeted for from the outset.

Yes. If you are buying with a buy to let mortgage, your lender will insist a solicitor acts to protect their security over the property. Even for cash purchases, a solicitor is essential to check the title, confirm the property can legally be let and register your ownership at HM Land Registry.
Not if it has a buy-to-let mortgage on it. Living in the property yourself would breach your mortgage conditions. If your circumstances change and you want to move in, you would need to switch to a residential mortgage, which not all lenders will agree to.
A straightforward buy to let purchase typically takes eight to twelve weeks from offer to completion. Leasehold properties, tenanted purchases and chains can take longer. Tell us your target date at the outset and we will work to it.
If the buy-to-let is the only property you own, the higher rates do not apply. However, you will not qualify for first-time buyer SDLT relief either, as that relief only applies where you intend to live in the property as your main home. You would pay the standard rates.
Usually, yes. Unlike your main home, a rental property does not qualify for private residence relief, so any gain above your annual allowance is taxable. Gains on UK residential property must currently be reported to HMRC and the tax paid within 60 days of completion, so factor this in when selling.
Yes. For freehold properties, your lender will require buildings insurance to be in place from exchange of contracts, not completion, because you become responsible for the property at that point. For leasehold flats, the building is normally insured by the freeholder, and we will check the policy as part of our lease review.
Yes. Auction purchases usually require completion within 28 days of the hammer falling, so speed is critical. Send us the legal pack before you bid if possible, and we can review it, flag any issues affecting lettability, and be ready to complete within the auction deadline.
